Personal finance question. I want to buy a two family house when I start my career?

When I turn 23 I am going to be making about 80-90k in a health care profession. I want to save about 140k in 2 years so that I could buy a 2 family house and rent it all out so that I could buy the mortgage more efficiently without having much of a loss. But the two family houses around my current is about 500k. I don’t want to buy a new 2 family house far away from my old one, I actually want to buy a new house in the same neighborhood near my old house. I already have a house which my parents are going to give me so I would rent this out also and get a profit of about 1.5k. Do you think I would be able to buy my new two family house when I am about 25? Please give me any advice. Thanks.

I got accepted into a Physician Assistant Program for Undergraduate. I know that they make about 80-100k if I go into surgery. I would be 23 when I get my BS and Masters in Physician Assistant. I am thinking of saving money for two years and buy a two family house in my area for about 500-600k, since two family houses are expensive and get money off the rent when I am 25. Then I would use my previous house which my parents would give to me and convert this to a two family house and make a profit since the rent income would be higher than the mortgage(this is for the first house). But I am actually wondering more about buying my second house. I want to gain lots of money off the rent from my two houses so that I could buy a luxurious one family house when I turn about 32 after saving lots of money and then living a nice life. I know about LLC and personally guaranteeing it that way. Just wanted to know if it was possible under a corporation. I’m 30 years old and I make a decent salary. I’ve been renting forever, and everyone keeps telling me I’d be better off to buy a house. So, I’m considering it.

But when I sit down and calculate what my monthly expenses will be with a mortgage, it seems I’ll have NO “free” money left. All of my money will go to bills!

How do you single homeowners do it? Are you broke all the time? Did you take in a roommate? Do you work 2 jobs?

I know other single homeowners who make less money than I do, and they seem to be doing OK. But I don’t want to seem nosey and ask them about their personal finances.

Ideas? Suggestions? Thanks!
I’m looking in the $100-$125K price range for a home…nothing fancy by any means! There’s not much around here for less than that, unless it’s a complete dump that would be better off bulldozed to the ground.

It’s not that I can’t afford the mortgage, but I just don’t want to be totally covered up in debt and have nothing left after paying the bills. I know people do it all the time, and they’re just fine. It just seems like it doesn’t look good on paper…?? I don’t know, I think I’m confusing myself now LOL.
